Unlocking the Power of Vertical Integration

At Spartan Investment Group, we pride ourselves on our expansive in-house expertise. As a vertically integrated company, Spartan handles every stage of a deal — from identifying locations to securing debt and managing and improving properties.

Over the past few years, we have directed substantial energy toward developing a comprehensive corporate infrastructure. Today, our team is 100+ strong. Together, our employees oversee every stage of a facility’s life cycle. This spans property management, syndication, acquisitions, development and asset management.

From Start to Finish

When Spartan acquires a new property, we implement value-add enhancements to boost performance and revenue. Many of the facilities we buy need robust capital improvements. We deliver on these with the help of our in-house construction team.

Spartan Construction Management transitions new acquisitions through entitlement, design and construction, leveraging decades of experience in real estate and construction.

Once facilities are online, they are overseen by FreeUp Storage, our national self-storage brand. The FreeUp Storage team focuses on executing the business plan put in place by executive leadership. This includes driving occupancy, identifying opportunities to further monetize our facilities and elevating the customer experience.

Throughout the process, our asset management team coordinates with our investor relations team to provide a high degree of communication and transparency to our investors.

The Benefits of Going Vertical

There are many benefits to vertical integration. It offers cost savings and increased efficiency, eliminating dependence on external service providers. This helps our team to stay on track and within budget even during periods when construction services are in short supply.

When we carry out construction projects, we know the people working on the ground — giving us the greatest possible control over quality and outcomes.

Vertical integration also allows us to take advantage of economies of scale. As we expand our holdings, we have the internal expertise and the deep local knowledge to operate in regional markets across the country. In particular, the FreeUp Storage team has the ability to build strong partnerships in the communities we serve — giving our brand an edge over competitors.

Most importantly, our team members are united by a shared mission. This leads to high collaboration, coordination and communication across our offices and locations.

Investing in New Leaders

As one of Inc. 500’s top five fastest-growing real estate companies, Spartan has made a name for itself in the multi-billion-dollar storage space. To keep achieving and surpassing our aggressive targets, we know that we need dedicated, ambitious people in place.

Earlier this year, we were fortunate to welcome two seasoned industry leaders into our team. Our new president of FreeUp Storage, Matthias Kellmer, has over two decades of experience working in commercial real estate. He was most recently vice president of asset management at Extra Space Storage. In his newly-created role, Matthias will lead the FreeUp team to increase the profitability of our portfolio.

In addition, Kevin Holst joined Spartan as chief legal officer (CLO). As CLO, Kevin will serve as the guardian of Spartan’s operations, overseeing all legal, governmental and risk matters. Kevin’s 20-year background includes time with Vail Resorts’ legal department. Here, he held legal responsibility over employee housing, lodging, land use, development and all real estate aspects of resort acquisition.

These new positions underscore the exciting growth that the Spartan team is experiencing and our ongoing efforts to extend the best possible value to our network.

A Commitment to Excellence

Most of our investors are used to hearing from our investor relations team through our regular touchpoints, webinars and events. But this is just one facet of our work. Spartan focuses significant operational capacity toward creating, managing, delivering and optimizing deals.

This in-house talent translates to more prospects and better results for our investors. By harnessing our extensive internal resources, we can identify more opportunities, negotiate competitive sale and financing terms and foster continuous improvement across our portfolio.

In doing so, we ensure that our investors can derive the maximum possible value from our expertise, diligence and commitment to growth.
