This milestone investment includes two institutional-quality facilities located in the heart of Lincoln, Nebraska’s capital city. With 93% current occupancy and below-market rents, the portfolio presents a compelling opportunity to drive revenue growth through targeted rate increases averaging 6%, while maintaining strong tenant retention. 

Strategic Location, Strong Fundamentals 

Positioned near major highways like I-180 and Cornhusker Highway, and just minutes from downtown Lincoln, the University of Nebraska–Lincoln, and Gateway Mall, these facilities benefit from high visibility, excellent accessibility, and sustained demand from students, families, and new residents. The surrounding neighborhoods are experiencing active development, with over 3,900 new residential units planned—further boosting long-term demand. 

Lincoln’s self-storage market is characterized by low saturation (just 5.4 sq ft per capita vs. the national average of 7+), and strong, stable demand with citywide occupancy around 90%. These favorable market dynamics support Spartan’s strategy of investing in high-performing, under-optimized assets in growth-oriented communities. 

Value-Add Potential and Operational Enhancements 

While already performing well, the portfolio offers significant upside. Spartan plans to invest $250,000 in strategic enhancements, including: 

  • Modern security systems 
  • Updated signage 
  • Advanced automation through StorEase under our FreeUp Storage brand 
  • Implementation of tenant insurance 

These upgrades are designed to elevate the tenant experience, improve operational efficiency, and unlock meaningful NOI (net operating income) growth.

This acquisition represents the largest recent institutional-quality storage investment in Lincoln, offering multiple exit strategies, whether sold individually or as a portfolio, to appeal to larger regional or institutional buyers.
