In Castle Rock, the facility will transition to CubeSmart, positioning it directly against REIT-level peers and tapping a national demand engine that supports disciplined dynamic pricing, call-center coverage, and premium
climate-control merchandising. In Colorado Springs, Parkside will become FreeUp Storage—Spartan's operating platform with automated 24/7 online leasing and e-sign, contactless move-ins, centralized collections, and a digital marketing program designed to lift occupancy first and ratchet rates by cohort as we stabilize.
Positioned along prime growth corridors, Castle Rock captures affluent commuters and expanding master‑planned communities, while Parkside benefits from direct frontage on North Nevada Avenue near UCCS, University Village retail, and the city’s designated North Nevada Redevelopment Corridor. Both cities are experiencing robust population growth, rising household incomes, and long‑term development initiatives that
reinforce demand.

Class A members are those who invest a minimum of $100,000 and a maximum of $499,999. Class A investors receive a 6% preferred return.
Class B members are those who invest a minimum of $500,000 and a maximum of $999,999. Class B investors receive a 7% preferred return.
