Spartan Investment Group seeks acquisition opportunities across ground-up developments, property conversions, and existing self-storage facilities. Ideal development sites range from 2 to 10 acres, are zoned for storage, have utility access, and are in areas with 5-year growth over 1% and a population of 30,000+ within a 5-mile radius. For conversions, Spartan looks for properties with at least 65,000 square feet of existing space (yielding 50,000 NRSF), zoned for self-storage or mini-warehouse use, regardless of previous use. Existing facility targets must be Class B or better, 40,000+ NRSF, and located in secondary or tertiary markets with similar population criteria. Both individual assets and portfolios are considered, including Certificate of Occupancy (CofO) deals.
